Home Inspection Information

home_inspectionsAt JefCan Home Inspections Inc. it is our mission to provide professional thorough home inspections for potential home purchasers at competitive rates with a personal touch.

In a matter of a few hours your Registered Home Inspector and National Certificate Holder that has been professionally trained will advise you through a detailed, easy to understand report of the condition of the home’s mechanical and structural components. We are WETT Certified and offer WETT inspections. A home inspection is a vital part of the process of purchasing a home, assisting you with the decision to buy. Many home buyers don’t have the technical background to properly evaluate the home’s structural and mechanical systems and may not be able to evaluate how one component of the house might affect the operability or lifespan of another. That is why it’s best to hire a JefCan home inspector.

The inspection is not meant to be used to determine the value of the home.

Often a buyer of a new home wonders if a home inspection is a good idea, absolutely! Have the inspection performed if you’re buying a brand new home within the first 30 days or the first 12 months if you wish to take advantage of the Tarion Home Warranty program.

Why everyone needs a JefCan Home Inspection?

We’ve have been inspecting homes since 2004 (7 years) and have performed many home inspections. Our clients have trusted us to inspect a wide range of homes from older (century) homes to brand new homes.

We have gone through the most rigorous training program available. Going through the property and performing a comprehensive visual inspection to assess the condition of the home and all of its systems, will determine the components that are not performing properly as well as items that are beyond the useful life expectancy or considered unsafe.

Purchasing a home is the single largest investment that an individual will make in his or her lifetime. Most purchases are based on a visual perception or an emotional connection. At times, relying on a visual perception could make it extremely difficult for the purchaser to remain objective and unemotional. This could lead to impaired judgment on the part of the purchaser. One of the best ways to understand a home’s condition, habitability and safety is to hire a JefCan professional home inspector.

The inspection will also provide the purchaser with a greater measure of protection from unpleasant surprises after moving into their new home.

A home inspection may take anywhere from 2½ hours to 4 hours depending on the age, size and the number of defects that may be found. Upon completion of the inspection, you will receive a report about the condition of the home. If you have any questions about your home or the report we offer free ongoing advice and consultation as long as you own the home. The inspection report is well laid out and broken down into components so that it is easy for you to understand and use to your advantage.

What components of the home will be inspected?

Exterior Walls / Gutters / Downspouts

Interiors / Windows / Doors

Heating / Ventilation / Air Conditioning / Heat Pumps

Roofing / Flashings / Fire Places / Chimneys

Lot Grading / Retaining Walls / Driveways / Walkways

Insulation / Vapour Barriers / Attic / Crawl Space

Decks / Steps / Balconies / Porches / Patios

Foundation / Structure

Plumbing

Electrical System

The inspection is intended to focus on the “overall picture” and address

those items that could affect your buying decision.

Why Choose JefCan Home Inspections?

A JefCan Home Inspection is not the same as every other home inspection; you see what I see as you are with me during the entire inspection answering your questions. We meet the standards of the Ontario Association of Home Inspectors and our client’s expectations. We ensure you have learned from the inspection and have the confidence required to make an informative decision about the home you are about to purchase. Doing our best to get you the answers you seek is our goal.

At JefCan we deliver a professional thorough home inspection.

A home inspection is an information service; it is visual in nature, non-destructive and non-invasive. The inspector is a guest in the home and needs to respect the seller’s property. The inspector will not move furniture, lift carpets, cut holes in walls, shovel snow or dismantle equipment, we may take pictures inside the home. If requested a Moisture Meter will be used to detect wet spots in basement walls and foundations to give you the client greater protection. If applicable we will enter the crawlspace if accessible and safe. We allow you the client to look into the attic if you wish but we do not allow you to enter it for safety reasons. The inspection is a visual inspection due to various limitations. For this reason it is important to hire an experienced inspector with excellent communication skills and a strong technical background.
