JefCan
Home Inspection Information
At JefCan Home Inspections Inc. it is our mission to
provide professional thorough home inspections for potential home purchasers at
competitive rates with a personal touch.
In a
matter of a few hours your Registered
Home Inspector and National
Certificate Holder will advise you through a detailed, easy to understand
report of the condition of the home’s mechanical and structural components. A walk
through special can be done in a shorter period of time with almost the same
information and can be a complete inspection for a few dollars more in the near
future (when you take possession of the home).
We are
also WETT Certified and offer WETT
inspections.
If
requested we also have an Infra Red
(Thermal imaging) camera and can scan your home as an option. As a professional trained thermographer under the right conditions we may find hidden
(electrical, moisture and other) issues.
A home
inspection is a vital part of the process of purchasing a home, assisting you
with the decision to buy. Many home buyers don’t have the technical background
to properly evaluate the home’s structural and mechanical systems and may not
be able to evaluate how one component of the house might affect the operability
or lifespan of another. That is why it’s best to hire a JefCan home inspector.
Often a
buyer of a new home wonders if a home inspection is a good idea, absolutely!
Have the inspection performed if you’re buying a brand new home within the
first 30 days or the first 12 months if you wish to take advantage of the
Tarion Home Warranty program.
Why everyone needs a JefCan
Home Inspection?
We’ve
have been inspecting homes since 2003 and have performed many home inspections.
Our clients have trusted us to inspect a wide range of homes from older
(century) homes to brand new homes.
We have
gone through the most rigorous training program available. Going through the
property and performing a comprehensive visual inspection to assess the
condition of the home and all of its systems, will determine the components
that are not performing properly as well as items that are beyond the useful
life expectancy or considered unsafe.
Purchasing a home is the single largest investment
that we will make in our lifetime. You have to protect that investment. Most purchases are
based on a visual perception or an emotional connection. At times, relying on a
visual perception could make it extremely difficult for the purchaser to remain
objective and unemotional. This could lead to impaired judgment on the part of
the purchaser. One of the best ways to understand a home’s condition,
habitability and safety is to hire a professional home inspector.
The
inspection will also provide the purchaser with a greater measure of protection
from unpleasant surprises after moving into their new home.
A home
inspection may take anywhere from 2½ hours to 4 hours depending on the age, size
and the number of defects that may be found. Upon completion of the inspection,
you will receive a report about the condition of the home. If you have any
questions about your home or the report we offer free ongoing advice and
consultation as long as you own the home. The inspection report is well laid
out and broken down into components so that it is easy for you to understand
and use to your advantage.

Why Choose JefCan Home
Inspections?
A JefCan Home Inspection is not the same as every other home
inspection; you see what I see as you are with me during the entire inspection
answering your questions. We meet and exceed the standards of the Ontario Association
of Home Inspectors and our client’s expectations. We ensure you have learned
from the inspection and have the confidence required to make an informative
decision about the home you are about to purchase. Doing our best to get you
the answers you seek is our goal.
At JefCan we deliver a professional thorough home
inspection.
A home
inspection is an information service; it is visual in nature, non-destructive
and non-invasive. We are guests in the home and we respect the seller’s
property. The inspector will not move furniture, lift carpets, cut holes in
walls, shovel snow or dismantle equipment, we may take pictures inside the
home. If requested a moisture meter will be used to detect wet spots in
basement walls and foundations to give you the client greater protection. If
applicable we will enter the crawlspace if accessible and safe. We allow you
the client to look into the attic if you wish but we do not allow you to enter
it for safety reasons. The inspection is a visual inspection due to various
limitations. For this reason it is important to hire an experienced inspector
with excellent communication skills and a strong technical background.
